7 Signs Your Flat Roof Needs Replacing

A flat roof rarely fails overnight — it warns you first. Spot the signs early and you might get away with a repair; ignore them and you'll be paying for a new roof and the damage underneath. Here are the seven we tell people to watch for.

1. Ponding water

Water that sits in pools for more than a day or two after rain points to poor falls or a sagging deck. Standing water accelerates wear and finds any weakness in the membrane.

2. Blisters, bubbles and cracks

Bubbling or crazed, cracked surfaces are classic signs of ageing felt and GRP. Once the surface is breaking up, water ingress is close behind.

3. Splits or lifting at the seams

On felt, the laps are the weak point — once they lift or split, the roof leaks. (This is exactly why single-ply seams are hot-air welded into one continuous skin instead.)

4. Damp patches or staining inside

Stains on the ceiling or wall below are the obvious one — though water travels, so the leak is rarely directly above the mark.

5. Moss, algae and general wear

Heavy moss and a tired, weathered surface show the covering is past its best and holding moisture.

6. Age
